The Planning Board is comprised of five members, to serve for overlapping five-year terms. The Chairman shall be one of the five members and shall be designated as such by the Town Board annually. Vacancies shall be filled in like manner; provided, however, an unexpired term shall be filled for such unexpired term only.
Authority is granted to the Planning Board to approve, approve with modifications or
disapprove site plans, subdivision plans and lot line adjustments prepared to specifications set forth in regulations found within Chapters 131 (Site Plan Review) and A166 (Subdivision Regulations) of the Waterford Town Code.
Meetings are held on the second Monday of every month at Town Hall with an agenda meeting at 7:00 PM and the Regular Meeting at 7:30 PM. Note - August Meeting is held at the Waterford Harbor Visitor Center.

Below are excerpts from the Town of Waterford code, specifically those that Town Planning and the Town Planning Board adhere to.
This chapter shall apply to the appointment, terms, functions and powers of alternate members appointed to serve on the Planning Board and Zoning Board of Appeals in the Town of Waterford.
Waterfront Revitalization
This chapter is known as the "Town of Waterford Waterfront Consistency Law". The purpose of this chapter is to provide a framework for agencies or boards of the Town of Waterford to consider the policies and purposes contained in the Local Waterfront Revitalization Program when reviewing applications for actions or direct agency actions located in the waterfront area; another purpose of the law is to assure that such actions and direct actions are consistent with the said policies and purposes.
Subdivision Regulations
The Planning Board is authorized and empowered to approve plats showing lots, blocks or sites, with or without streets or highways, to approve the development of entirely or partially undeveloped plats already filed in the office of the Clerk of the county and to approve preliminary plats.
